We will provide you with Emergency Call Outs 24 hour 7 days a week and our site location s enables us to respond immediately to any circumstances that may arise where assistance is required. Our current position and experience within the community enables us to negotiate contract terms with contractors through group buying, ultimately saving you money without forgoing essential service requirements.

Our Building Manager’s ‘hands on’ approach has proven to be a major cost saver for buildings reducing trades call out where the less technical works can be carried out by them.

Estate Manager’s focus and initiative is to monitor all facets of the building to ensure the ective and cost efficient management of the complex, under the terms of the official building managers’ agreement. With the aid of specific complex plans, EM systematically ensures the appropriate service agreements are in place for all services and monitors performance of these maintenance contracts:

  • Lift services
  • Mechanical ventilation
  • Building automation and control systems
  • Water treatment control irrigation systems
  • Electrical systems
  • Hydraulic services
  • Electronic monitoring and access control systems
  • Cleaning services
  • Security services
  • Gardening and ground maintenance services
  • Garage doors.

Contract review and administration will include review of service scope, checking compliance requirements and proposed terms of contract to meet service obligations.

The Building Manager will provide contractor instruction, supervision, inspection of contract works in accordance with the relevant contract specifications conditions, orders and accepted trade standards. As appropriate on completion of preventative maintenance and other general building works recommendation / approval and sign for invoice payments of the Owners Corporation. The building is inspected systematically for its cleanliness, operation and condition on a routine basis to proactively identify problems, and arrange their rectification. All breakdown maintenance will be addressed in a timely manner with the required approval or in the event of an emergency, immediately.
